Terms and Conditions


Payment

Kethla Guest House: Full payment of booking is payable on arrival. A deposit may be required, at the owners’ discretion, for high value bookings and bookings of more than two rooms concurrently.

Kethla Self-Catering Apartments: Full payment of booking is due 30 days before arrival or at the time of booking (if less than 30 days). An invoice with details for payment by bank transfer will be sent to your email address.

Please note that invoices that remain unpaid 30 days after the stipulated due date will attract interest at 8% (or 8% above the Bank of England Base Rate for commercial debts), dating from the original due date.

Please also note that the following fees will be added to unpaid debts:

Letter Before Action - £15 + VAT

Commencement fee for Legal Action - £50 + VAT

All court fees, enforcement and tracing costs (at cost).

Cancellation Policy

Cancellation Process

Bookings may be cancelled at any point prior to the day of arrival. Bookings made direct with us (e.g. by telephone or email), or online through our website at www.kethlahouse.co.uk, may be cancelled by sending an email to us at stay@kethlahouse.co.uk or by recorded delivery letter to the address below. We do not accept cancellations over the phone. Bookings made through online travel agents (e.g. booking.com, expedia.com) MUST be cancelled via your account with those agents. We are unable to cancel bookings made through online travel agents on your behalf, and emails and phone messages sent to us to request a cancellation of such bookings do not constitute a valid cancellation for the purposes of this policy.


Cancellation Charges

Kethla Guest House:

Bookings of more than two rooms concurrently (including such bookings made through booking.com), and bookings with a total value of more than £500 may be cancelled or amended without charge up 23.59 on the 61st day prior to arrival. All other bookings may be cancelled without charge up to 23.59 on the 15th day prior to the day of your arrival.

Kethla Self-catering apartments:

Bookings may be cancelled without charge up to 23.59 on the 31st day prior to the day of your arrival.

Cancellations made outside of these periods are subject to a charge equal to the full cost of your booking. A charge equivalent to the full cost of your booking will also be due where no cancellation is received (no-show). Please note that we do not waive cancellation fees in any circumstances and we therefore strongly advise customers to take out travel insurance to cover the cost of cancellation.

When credit or debit card details are held on file for a booking agency or an individual we will levy charges as above against that card. Where no card details are held we will issue a written invoice for payment to your recorded email or postal address.

Individuals will be sent written confirmation of cancellation and informed of any incurred charges.



Accommodation Policy

Curtailment & Absence of Stay

No allowances can be made for curtailment of stay, temporary absence, late arrival, early departure or meals not taken.


Check in/Check out times

Kethla Guest House:Check in - 14:30 hrs to 18:00 hrs.Check out 10.30 hrs

Kethla Self-catering Apartments: Check in – from 15:00 hrs. Check out 10.00 hrs

With prior arrangement we will attempt to accommodate individuals requiring earlier/later check in times but this is at the discretion of the Proprietors and cannot be guaranteed.Arrivals after 23:00 hours will not be accepted at our guest house.


Car Parking


The Kethla self-catering apartments have allocated parking. Details will be provided prior to check in. Kethla Guest House has limited car-parking facilities and we cannot guarantee that a parking space will be available for you, either on arrival or after arrival, if you have taken your car out of our parking.Cars parked at either of our premises are parked entirely at the owner’s risk, and neither Kethla Guest House Ltd. nor ARE Property Management Ltd accept responsibility for any loss or damage to cars, or their contents.


Persons per Room

Only the stated number of people are allowed to stay in the booked room / apartment; i.e. Double en-suite rooms are for two people, including, where relevant, children.Family rooms are provided on the basis of a maximum of two adults sharing one bed; the use of additional bed(s) is charged at £10 per bed per stay; additional adults in those rooms are at the proprietors’ discretion and are subject to a surcharge of £30 per person per night. Any children must be included in the original booking. Children not included in a booking for a family room will be subject to a surcharge.


Pets

Kethla Guest House: We do not accept pets, with the exception of guide dogs.

Kethla Self-catering Apartments: Up to one pet can be included in the booking (charges apply). Please discourage your dog from sitting on furniture and bring your own covering if this is not possible.


Smoking

As per the Smokefree Regulations 2007 it is illegal to smoke on these premises.Individuals who break the law may face legal action and will be charged for additional cleaning and evicted from the premises.In such cases we will not provide a refund for any accommodation days lost.


Unregistered Visitors

Unregistered Visitors are only allowed into the Guest House / self-catering apartments with the owners’ consent.Any Guest disregarding this will be charged an additional £30.00 for their unauthorised visitor and may be asked to leave.In such cases we will not provide a refund for any accommodation days lost.


Damage to Property

Fish & Chips, takeaways or hot food of any kind are NOT ALLOWED on the premises.We respectfully request that any alcohol is consumed in moderation.Any damage to the property caused by guests, or their associates during their stay, must be paid for in full.


Noise & Disturbance at Night

Please show consideration for other guests when using mobile phones, PCs, TVs or radios etc., either very early in the morning or late at night.We respectfully request that all guests keep noise to a minimum when returning late to, and once in, their rooms.If complaints arise, you may be asked to leave.In such cases we will not provide a refund for any accommodation days lost.


Inappropriate Behaviour

Any person arriving at the accommodation under the influence of alcohol will not be accepted.Any inappropriate or threatening behaviour may result in the individual/s being evicted from the premises.In such cases we will not provide a refund for any accommodation days lost.

Please note; In order to maintain our quiet family atmosphere we do not accept bookings for Stag or Hen Nights.


Governing Law

These terms and conditions are deemed as accepted if a booking is not cancelled within 24 hours of having been made, or within one hour of the booking being made where the date of arrival is on the same day, or the next day. Acceptance of these terms and conditions establishes a contract which is governed by and construed in accordance with English law. The courts of England will have exclusive jurisdiction in relation to any claim, dispute or difference concerning this contract and any matter arising from it.
